Construction Management
In the capacity of a Construction Manager, Access Property Management (APM) will manage, coordinate and supervise residential and light commercial construction process from the conceptual development stage through final construction, making sure that the project gets done on time and within budget. We will work as an Agent of the owner(s) and dialogue with engineers, architects, and others who are involved in the construction and financial process of the project. Given the design plans for a building, APM will oversee the planning, scheduling, and implementation of the project to execute the designs elements.
Included in our construction management services, APM will obtaining all necessary permits and licenses and, depending upon the contractual arrangements, direct or monitor compliance with building and safety codes and other regulations. We will continually track and control construction costs to avoid cost overruns.
APM can plan, direct, and coordinate a wide variety of construction related projects a real property owner may require. Including are capital improvement projects such as the installation of new HVAC, roof or the placement of concrete to a detailed and extensive restoration project. Access Property Management may oversee the entire project or just part of a project. Regardless of scope, we will oversee the selection of general contractors and trade contractors to complete specific pieces of the project, which could include everything from new electrical and re-plumbing to painting and carpet installation. We will determine the labor requirements and, in some cases, supervise or monitor the hiring and dismissal of workers. APM will oversee the performance of all trade contractors and we are responsible for ensuring that all work is completed on schedule and according to workmanlike standards acceptable to APM.
APM fee for Construction Management is 15% of the total cost of construction, including design.
