Daily Management

 

 

 

    Effective and efficient daily property management is the cornerstone of property management.  From the initial detailed tenant screening to the final tenant move-out inspection, APM is at work for each client!

  • Detailed tenant screening.

  • Property evaluation, investment advice and risk management.

  • Extensive and detailed property inspection to determine capital improvement needs.

  • Periodic property inspections for the coordination of preventative maintenance programs.

  • Supervision of property rehabilitation, modernization and redecorating.

  • Comparative market analysis of current rent rates.

  • Market available properties in print in the Modesto Bee and electronic media.

  • Prepare and execute leases, ensure compliance with lease terms.

  • Train staff to comply with Fair Housing Laws and the Americans With Disabilities Act.

  • Comply with regulations regarding lead based paint.

  • Coordinate eviction proceedings if and when necessary.

  • Individual monthly income/expense statements per property, including year to date.

  • Mortgages and HOA fees paid in a timely manner.

  • Bill payment including insurance, taxes, repairs, and utilities.

  • 24 hour emergency maintenance service.

  • Coordination of emergency and routine repairs.

Access Property Management monthly management fee ranges on average from a low of 3% for larger multi-unit residential complexes to 8% for single family residence homes.  However, depending on the condition of any property submitted for management to Access Property Management will determine the actual management fee.
