Access Property Management (APM) is a Modesto, California based full service property management firm that will manage every aspect of your investment property - all repair and/or maintenance as well as all tenant related matters!

Our office property management software system is top of the line, it's a full-out cloud based (not to worry about in-office tech and backup issues) accounting system with lots of bells and whistles to shout about.  And, it fulfills every CA Dept. of Real Estate trust funds accountability requirements!

In-House Maintenance Techs

Our management company has our own in-house Maintenance Techs that take care of the majority of all the repairs that arise to your rental property.  Whether the service issue is a simple faucet replacement to a full all out rental unit renovation, with a team of five Maintenance Techs and two Service Coordinators, we can do it all!

​

We also have a high-end project management software specifically for our Maintenance Department that tracks all our maintenance service orders.  Our Techs will take before and after pictures with notes of your rental repairs that documents the work performed on that service order.

​

The repairs our company doesn't perform are those "specialty" repairs such as HVAC, pest, main sewer line, and tree removal to name a few.  We connect with local vendors to get those jobs performed, and without a service charge to you!!

​​Marketing Vacancies

Access Property Management features the industry leading Matterport camera and proprietary stitching software in the marketing of all our rental vacancies to create an incredibly real experience, a sense of being at the rental site, from wherever the prospect may be.  And, the engagement is interactive because the viewer can “choose” where to go in the tour!

​

A typical 2-bedroom/1-bathroom apartment will result in about 30 high resolution 4K 360-degree scans.  Additionally, we generate a black & white schematic floorplan with interior wall-to-wall dimension to allow prospects to connect the floorplan with the 3D virtual tour.  The 3D virtual tour and floorplan allows for the most engaged and interactive showing experience!

All APM vacancies are marketed on our website as well as on Zillow, Trulia, Hotpads and Craigslist.

Property/Unit Pre Move-In Documentation

In addition to the industry leading Matterport 3D Virtual Tour marketing, the images we obtain doubles as high quality move-in pictures.  But more than that, we also utilize a high-end inspection software specific to the property management world to perform a detailed move-in inspection with about an additional 250 pictures on a typical 2-bedroom/1-bathroom apartment.  We open all cabinet doors, drawers, dishwasher, refrigerator and more to get detailed pictures with notes (whenever needed).

Also, we email  your new tenant a "link" from our inspection software that allows the tenant to conduct their own inspection as well.  With our company's inspection in addition to your tenant's inspection, then any question about tenant damages upon move-out inspection is compared to both our company's inspection as well as your tenants leaving no room for tenant argument that a damage was pre-existent to their tenancy.

Web Access is available for property owners and tenants!  Both Owner and Tenant Web Access is real-time information on demand 24-7.  Tenant Web Access allows tenants to pay rent online through ACH e-check, submit a Service Order request, view account balance and 90-day summary of account charges at no cost to owner or tenant.


Owner Web Access is a gateway to valuable information for direct access to multiple property, tenant and financial reports, which can be grouped for an owner's multiple properties OR individual for any one property.  These reports can be generated in HTML or PDF format and can be efficiently used for end of year accounting.
