​Access Property Management understand how important it is to perform detailed property inspections.  Matter of fact, I think we go a bit overboard on inspections.

​

California tenant/landlord laws favors the tenant.  Without detailed inspections with many, many pictures with descriptions it becomes the tenant's word against the landlord's word - when it's push to shove, the tenant will win.  But not if there is documentation!

​

We have two kinds of inspections, the move-in/move-out and the semi-annual inspection.  On move-in for a 3-bedroom, 2-bathroom house of about 1,450 square feet, we'll take about 400 hundred pictures and we compare those pictures to move-out pictures.  We also conduct in-tenancy about every 6-months to document certain systems we believe imporant.

 

We conduct all our inspections on a special software system that's really versatile and robust with time stamp and much more.
