Every landlord wants a good tenant, and so do we, your management company - bottom line is that a good tenant will cost less in the long run.
The question is "how do we get there"? The process begins with a well documented move-in inspection, this is paramount. Next, step is to clearly display our rental screening criteria. Prospects must know what will be required of them when prospects apply for any of our available for rent units, especially our Criminal Background criteria. Next, prospect's application (along with verifiable income and other requirements) must be complete. When all required items are received by our office, we submit prospects to a third party tenant screening vendor that supplies us with credit score, criminal background data, debt payment history and more.

Tenant Landlord laws are particular on how a landlord (or agent on behalf of landlord) approaches the approval process - basically it's first come, first serve. We may have multiple applications processing at any one time, but all the applications will be at a different stage of approval. The first approved application is the applicant who we contact to inform the applicant of their approval, and now an opportunity to personally view the rental unit of choice.

Finally, the first approved applicant, after personally viewing the rental unit, to place their holding deposit will secure the rental unit.
