When you partner with Access Property Management, we become your agent and step into your shoes to do all the things you would be required to do, both practically and legally and more.  The difference is that we come with lot, and lots of experience - experience that provides you peace of mind and makes your rental ownership as stress free as possible.

Typical monthly property management charges are a percent commission based upon the dollar amount of rent collected from your rental units, we call the commission a "monthly management fee".  The monthly management fee is a range and depends on the type of rental properties to be managed as well as the number of "rental units."  For example, the monthly management fee for a large 200-unit apartment may be as low as 2%, whereas management fee for one single family resident may be as high at 10%.

The other typical charge in property management is the "tenant placement fee", also known as the "leasing fee."  Typically, the tenant placement fee is a one time charge to find, or place, a new tenant into a vacant rental unit.  The tenant placement fee is also typically a commission based fee and likewise varies depending on the type of rental unit as well as number of units.  The typical tenant placement fee range is from as low as no charge to as high as 100% of one month of rent.

 

The other typically charged fee by management companies is the "service coordination fee."  This fee is a percentage charged the property owner on all repairs performed onto the owner's rentals.  This fee varies from 10% to 20% or more.

Access Property Management does not charge a service coordination fee!!
